Introduction
Mr. McBay is the principal of K. R. McBay Company.  K. R. McBay Company is a
firm that appraises and consults on a wide range of property types for government
agencies involved in eminent domain, for collateral valuation for lenders, and for
property owners and investors. Property types appraised include agricultural
properties such as orchards, vineyards, open cropland, agribusiness facilities such as
grain elevators and fertilizer plants. Commercial properties include industrial, office,
retail, multi-family, land, and subdivision properties. Specialty areas include
conservation easement valuation and valuations for eminent domain purposes. Mr.
McBay has over 27 years valuation experience. After graduation from college and
service as an infantry officer in the U.S. Marine Corps, he began his real estate career
with a property management and acquisition company providing acquisition and
management analysis and valuation; then working with a major life insurance company
as a real estate investment analyst, and for a major bank providing management and
property valuation for acquired properties. Mr. McBay began working as a fee
appraiser in 1991 for appraisal firms in the Sacramento area, and began his own firm,
K. R. McBay Company, in 2000. His extensive experience and professional training
has equipped him to deal with a wide range of complex appraisal assignments.
Geographically the firm appraises in an extensive area and routinely assigns qualified
firm appraisers from Madera County in the south to Butte and Glenn Counties in the
north.

Prior Work History
Real property appraisal is a second career for Mr. Clark.  Prior to his present career,
Mr. Clark spent over 20 years in the computer business as a computer programmer and
systems analyst, and most recently as Director of Information Services for two
California school districts.  He also taught adult education classes in computer and
Internet skills for Natomas Unified School District and the City of Roseville. After
graduation from CSU, Sacramento with a BS degree in Biological Sciences with a
concentration in wildlife and fisheries management, Mr. Clark worked for the California
Department of Fish & Game and the U. S. Fish & Wildlife Service.
Ryan D. Heiny

Introduction
Ryan Heiny is a licensed appraiser and has been an associate with K. R. McBay
Company since May 2011.  Mr. Heiny has worked in the appraisal industry since
2006 and has appraised a wide variety of properties including industrial, retail, office,
multi-family, land, special-purpose properties, houses-of-worship, manufacturing and
processing facilities, agricultural and self-storage facilities, among others.  He has also
gained experience in right-of-way, partial interest and conservation easements.  Mr.
Heiny has worked in the financial services industry since 2001 and draws upon that
experience to assist in a broad range of asset valuation services.

Introduction
Bob Lander is a Certified General appraiser who has been associated with K.R. McBay
Company since 2005.  Since beginning his career in real estate appraisal in 2003, Mr.
Lander has been involved in a wide variety of appraisal assignments of properties
including office, industrial, retail, multi-family housing, land, and special-purpose
properties—bed and breakfasts, houses-of-worship, long-term care centers, small
apartments, and self-storage facilities, among others.  He has experience writing
narrative and self-contained appraisal reports.  Today, he is involved in appraisal
assignments covering both general-purpose and special-purpose properties, including
office, retail, industrial, agricultural properties, and land.  In addition, he has developed
a specialization in the valuation of easements, rights-of-way, and conservation
easements.  Drawing upon his financial education, he has developed the experience and
background necessary to deal with complex assignments covering an array of property
types.

Introduction
Lee McBay is a research assistant with K .R. McBay Company, a real estate appraisal
firm that engages in a wide variety of real estate valuation and consultation
assignments.  In 2002 Mr. McBay graduated from California State University
Stanislaus with a B.S Degree in Political Science.  He started his career teaching Middle
School.  After two years he took a position with a large construction firm where he was
primarily responsible for project estimating and bid proposals.  In 2009 he began his
career in real estate appraisal as a research assistant; and is currently close to obtaining
his real estate appraiser trainee license.  He has gained experience in the valuation of a
wide range of commercial and agricultural properties.  Specific property types have
included: office, retail, commercial and residential subdivision land; as well as mixed-use
and special-purpose properties.  Agricultural properties have included orchards,
vineyards, and open cropland.  Mr. McBay has also gained experience in the valuation
of a variety of properties affected by eminent domain.

Mr. Souza is an associate appraiser with K .R. McBay Company, a real estate

assignments.  In 2007 Mr. Souza began his career in real estate as a trainee appraiser
with K. R. McBay Company.  Mr. Souza has gained experience in the valuation of a

land; as well as mixed-use and special-purpose properties.  Special-purpose properties
have included walnut huller/dryer facilities, aqua-culture facilities, and RV/mini storage

cropland.  Mr. Souza has also gained considerable experience in the valuation of a
variety of properties affected by eminent domain.
